We establish scope, jurisdiction, development status, approvals already completed, and the decisions still outstanding. You get a straight read on what the project is actually facing.

We identify the likely approvals, permitting dependencies, agency requirements, consultants needed, and the major project milestones, including the sequencing gates that determine what can be filed when.

Coordinate the team
We manage communication and deliverables among ownership, consultants, contractors, utilities, and reviewing agencies, so responsibility for each next action is unambiguous.

We follow applications, reviews, comments, responses, resubmittals and approvals per department rather than per project, and escalate whichever review has stalled.

Questions we get before the first call
Can you get a permit approved faster?
We can improve coordination and remove avoidable delay. We cannot change a jurisdiction's published review window, and we do not control whether an application is approved. What moves is the number of review rounds and the time between them, which on most projects is where the schedule is actually lost.
What do you do that our team cannot do itself?
Your team can file its own applications. What Pathway brings is people who work in these jurisdictions continuously, know what each one requires at intake, and read review comments as a full-time job. On an unfamiliar jurisdiction or a project with several approvals running at once, that difference is measured in weeks.
Are you engineers, or attorneys?
Neither. Pathway coordinates and manages the development and approval process. Engineering, surveying, environmental engineering and legal work are performed by the appropriately licensed professionals on the project team. Our role is to connect you with those professionals and keep that work moving in the right sequence, managing the agency relationship along the way.
Can you take on a project that is already stuck?
Yes. Send the comment letter, the plan set and the submittal date. A good share of our work starts that way. Check expiration dates first. Permits and plan reviews do lapse, and permits become invalid if work has not commenced or if specific actions have not been taken to keep it active.

How do you charge?
Our projects are typically scoped to the engagement and require a call to discuss. Agency fees are separate and passed through at cost. You will have both numbers before anything is filed.
